Bats Overrunning Ranch in Rich County, Utah

I recently received a call from a wealthy man in Salt Lake City, Utah. He said he was purchasing a ranch located in the southern Bear River Valley or Rich County of Utah. The current owners of the ranch told him that they had massive bat infestation in all of the ranch buildings. My client asked me to take a drive up there and to check out the problem. I charged him approximately $1500 for the several hundred miles to complete my investigation and to take control of the situation.

I loved the drive up to the location. Rich County is absolutely beautiful with acres of farmland running up to meet the foothills of the massive mountains of the Wasatch Range. As I drove the narrow roads to the ranch, I reflected on how many pioneers had probably passed by this very site along the Oregon Trail, hoping for a better life. If I had been a pioneer, I might have just stopped and settled down right here. Cattle grazed in the flowing fields and acres of alfalfa and other crops filling the landscape.

As I pulled up to the ranch, I notice the old Colonial style farmhouse was whitewashed and had an inviting porch that stretched around the front to the sides. A well-manicured lawn ran the length of the home in the front with a white picket fence with lilac bushes and wildflowers. I met the current owners, Eric and Patty Johansen, at the gate. They said they would continue to run the ranch for my client, but financial difficulty is what led them to sale in the ranch in the first place.

We examined the attic first. A medium sized colony of bats looked as if they\'d enjoyed the space for years. It looked like the bats were getting into the attic in the farmhouse through a vent and a chimney into the house. Eight inches of bat guano and urine covered the floor and also carcasses of dead deer mice. Eric said they just kept meaning to take care of the problem, but all of the other buildings had bats as well. It just seemed like the problem was too overwhelming.

I said the reason that all the buildings were infested was because these are the only structures close to the hay fields for miles and it makes a great place to live when you have easy access to food. High mountain valleys like this one all over the country always have homes with bat issues.

We examined the barn and bunkhouse. Each of them also had a colony of bats. We could save the bunkhouse but not the barn because it was in such disrepair. We decided it wouldn\'t be cost-effective to get rid of the bats in there, as we would have had to rebuild the barn from scratch to seal all of the possible openings to keep future bats from getting in.

We were able to vent out the bats from the farmhouse and the bunkhouse, seal all of the openings and clean up all of the mess left behind.

Along with physical damage and disease, wild animals also bring along disturbance and nuisance with all their commotion and smell. Dead Deer Mice Found in Ranch House in Rich County

An infestation of deer mice, carriers of the deadly Hanta Virus, was recently found in a ranch house attic in the beautiful Bear River Valley.

\"It has been awful,\" said Betty Thompson, owner and operator of the Triple T Ranch. \"I hear them rattling around above me every night when I am trying to go to sleep and I even found some inside my oven, for heaven\'s sake.\"

Thompson placed poison in her attic for the mice. Thompson called a wild animal removal technician out to take care of the dead mice because they were causing a huge smell. Thompson was also afraid of contracting the Hanta Virus.

Hanta Virus starts with flu-like symptoms and then can cause respiratory failure. More than 50% of those who contract the virus do not survive.

The technician put on a hazmat suit to go in and clean up the dead mice in the attic. He found over 20 dead deer mice. He cleaned up the mouse waste products and sealed up any entrances that might allow future animals to come in.

\"I was in shock. I knew that we had a few . . . I mean we have lived here for 20 years and I have always seen a mouse or two, but not this many,\" said Thompson.

The technician told Thompson that she should have set up traps, or hired him to set up traps. Poisoning unwanted animals just leaves you with the dead mess to deal with later. It is much easier to trap animals than to retrieve dead ones, he said.
